The works carried out took place in and around the existing plantroom. In there were 4 no. gas fired boilers. 2 no. which served the DHWS, and 2 no. which served the LPHW heating system.

The works required involved the heating boilers which were at the end of their working life replacing for new. The main reason for the works was as 1no. LPHW boilers cast casing had cracked and was leaking. This had resulted in the boiler been shut down and isolated leaving the system running on only 1no. boiler.

Firstly a site set up was carried out and this involved a compound been erected around the Plantroom which kept public access out of the working area. Within this compound we had a store cabin, general waste skip, scrap metal skip and a designated welding area.

The outside plantroom wall was knocked down and a ramp erected form scaffolding and boarded which made way for removing and re-installing the new boilers.

The heating boilers were isolated, disconnected and drained. Upon completion of this they were broke up and removed from site. These works were carried out as our method statement.

The new boilers were then be positioned and piped up to our schematic drawing no. M01. The existing pipework in the plantroom was re-utilized form the gate valves on the flow and returns. From there the boilers heating flow and returns were piped up via a low-loss header. On the flow and return a temperature pocked was installed for the control temperatures which relayed back to the panel. On the return from the low-loss header to the boiler an ‘Air Dirt Separator’ and a shunt pump was installed.

All the pumps on the heating system were examined and left in as all are in good working condition, but the 2 no. hot water primary and the 2 no. secondary pumps were replaced as these were at the end of there working life.

The old boilers were flued into an open cast chimney. This was acceptable for a no-condensing boiler, but as we installed condensing boilers 2 no. stainless steel flue liners were installed from the boilers to the top of the chimney.

The electrical works comprised of all the existing control panel, wiring and switches been stripped out and re-wired with new. The only cabling that was retained was the existing pyro cables which ran from the adjacent building to the panel. This fed the hot water chlorifier controls and sensors.

The existing control panel was for ever breaking down and was in desperate need for a new one fitting so a new trend fully manageable panel was installed in its place.

A condensate pipe was run round the back plantroom wall. This picked up the relief valves and drains from the boiler and flues and ran into an existing drain located in the plantroom.
